Guaranteed Rent. Zero Risk. A Better Way to Lease.

Finding quality tenants is hard enough. When a great applicant walks through the door—steady income, responsible, motivated—but their credit report tells an old story, you shouldn’t have to turn them away.

Project HavenBridge’s Rental Guarantee Program removes the risk, not the tenant. We step in as your financial backstop and operational partner, so you can lease with confidence.


What We Guarantee

When you approve a tenant through our program, we provide an irrevocable rent guarantee for the full term of the lease. If the tenant fails to pay rent for any reason, we pay you—no delays, no disputes.

100% of monthly rent Utility bills (tenant responsibility)
Reasonable legal fees for eviction (if required) Physical property damage (covered by standard security deposit)
Lease-breaking early termination penalties (if applicable)

Guarantee Limit: Up to 12 months of rent, or the full lease term—whichever is greater.


How It Works

We use a master lease model that gives you one reliable point of accountability: us.

  1. We Qualify the Tenant
    We screen applicants based on income stability (≥1.5x rent), employment history, and household composition. We do not use credit scores or prior evictions to disqualify. If they have the income and a willingness to rebuild, they qualify.

  2. We Sign the Master Lease
    Project HavenBridge signs the primary lease with you. We become your direct tenant. The resident signs a sublease with us and pays rent to us—we pay you.

  3. We Pay You—Guaranteed
    You receive rent from Project HavenBridge on the 1st of every month, regardless of when the resident pays. No chasing, no late nights.

  4. We Handle Everything Else

    • Security deposit is collected upfront and held in a segregated trust account (Haven Vault).

    • Hardship support is provided to residents through our Pathways program—we help them before they fall behind.

    • Eviction record sealing assistance is offered after 12 months of successful tenancy—helping residents move forward and become future qualified applicants.

Our Fees – Transparent, Performance‑Based

We charge a 99 monthly fee on the rent. This covers the full rental guarantee, our master lease administration, and access to our resident support services.

There are no hidden fees, no origination charges, and no penalties for early lease renewal.


Is Your Property Eligible?

We accept applications from landlords and property managers for:

  • Single‑family homes

  • Multi‑family units (2–50 units)

  • Condominiums and townhomes

Minimum rent: $800/month
Maximum rent: $3,500/month (higher amounts considered case‑by‑case)
Lease type: Standard 12‑month residential lease (or longer)

We are currently active in Trenton, NJ and expanding to Philadelphia, PA and Lehigh Valley, PA in 2025.
